The most common disputes in real estate litigation involve the purchase/sale of a home. The Buyer may be suing the Seller for money damages or seeking an award to force the Seller to sell the property to you (specific performance). The Seller may be suing the Buyer for money damages or seeking to retain the deposit (often 3% of the purchase price) as liquidated damage for the Buyers breach of the contract.
